Legal & peace of mind
Sorted before we start.
We check together beforehand whether letting for limited periods is an option.
Declaration of division & owners’ association
For condominium flats, the declaration of division (Teilungserklärung) and the community rules are decisive. We go through them with you; if in doubt, check with your property manager or a lawyer whether consent is needed.
Change of use & permits
Some cities protect housing – in Bonn, for example, short-term letting requires a housing ID (Wohnraum-ID). We check beforehand which rules apply to our operation in your municipality.
Commercial lease
It expressly permits furnished letting for limited periods and covers rent, term, maintenance and handover.
Insurance
Who takes out which insurance – building, liability or contents, for instance – is set out in the lease.

Questions & answers
What owners often ask.
Offer your propertyCan I let my flat to a company like LOCADO?
Yes. LOCADO rents your flat under a commercial lease and then lets it, furnished and for limited periods, to guests – mainly hikers, business travellers, fitters and families. Your tenant is LOCADO, not the individual guests.
How is the rent agreed?
We agree the rent model with you individually – for example a fixed base rent plus a share of revenue. The amount, due date and term are set out in the lease. We give you concrete figures after our first conversation and the viewing.
How will my flat be treated?
With care. We mainly host hikers, business travellers, fitters and families, and our house rules apply to everyone. The flat is cleaned after every stay, and we check on it regularly. Who is responsible for maintenance, damage and insurance is set out in the lease.
How long does the lease run?
We agree the term and notice periods individually and set them out in the lease. Just let us know if you have particular plans – for example if you would like to use the flat yourself later on.
Do I need a permit from the city?
That depends on your municipality. Some cities protect housing with their own bylaws – in Bonn, for example, short-term letting requires a housing ID (Wohnraum-ID). Planning law can play a part too. Before we start, we check which rules apply to our operation in your municipality. This does not replace legal advice.
